Why does the residue type change the cleaning method?
Residue is the fingerprint of how the fire burned, and cleaning it the wrong way makes it worse. Dry smoke comes from a fast, high temperature, oxygen rich fire. The residue is fine and powdery, releases from surfaces with HEPA vacuuming and dry chemical sponges, and does not smear, but it travels a long way through a structure and drives deep into porous materials such as unsealed wood and textiles. Wet smoke comes from a slow, smoldering, low oxygen fire, usually where plastics and synthetics burned. That residue is sticky, dense and strongly odorous, and wiping it with a water based cleaner smears it into a permanent stain, so it takes solvent based product and often a sealer afterward. Protein residue from a cooking fire is the deceptive one. It is nearly invisible, it yellows and dulls varnish and painted finishes, and it carries an odor that overwhelms a room. Degreasing agents and complete source removal are the only reliable answer.
- Dry smoke: Fast, hot, oxygen rich fire. Fine powdery residue that vacuums and dry-sponges off, but travels far and penetrates porous material.
- Wet smoke: Slow smoldering fire burning plastics and synthetics. Sticky and smeary, needs solvent based cleaning and frequently a sealer.
- Protein residue: Cooking and kitchen fires. Nearly invisible, discolors varnish and finishes, and demands degreasing plus complete source removal.
- Fuel oil soot: Furnace puff back and oil fired equipment. Heavy, greasy and pervasive, usually requiring specialty cleaners and content evaluation.
What does firefighting water do to the scope?
Suppression water creates a full water damage loss inside the fire loss, and it runs on the water damage clock rather than the fire cleaning clock. A residential attack line moves a large volume of water in a short period, and much of it ends up in ceilings, wall cavities, insulation and subfloor on the floors below the fire. If that water sits while a cleaning scope is being negotiated, the building grows a microbial problem underneath a soot problem. So drying starts first: extraction, air movers, dehumidification and daily readings, exactly as on a plumbing failure, while soot cleaning is staged around the equipment. There is a second complication. Water carries soot with it, which produces staining on surfaces well below the fire, and it dissolves chloride compounds in the residue and spreads them onto metal and electronics. Board-up and roof tarping usually go up the same night, because a fire damaged roof or a ventilation cut leaves the building open to weather.
How is smoke odor actually removed?
Odor removal follows source removal, and no deodorization method substitutes for it. Charred material is removed, surfaces are cleaned by residue type, HVAC systems are cleaned because ductwork distributes residue building-wide, and only then does deodorization make sense. Thermal fogging produces a heated deodorant fog that follows the same paths the smoke followed and penetrates porous materials, which makes it useful after cleaning and useless before. Hydroxyl generators can run in an occupied structure and work more gently over a longer period. Ozone is faster and more aggressive, but it requires an unoccupied structure and careful control, because it is a respiratory irritant and it degrades rubber and some plastics over time. After cleaning and deodorization, exposed charred framing that stays in the structure is sealed with a pigmented shellac based primer or a specialty odor sealer, which locks residual odor into the substrate and gives finish coats something to bond to. Sealing over material that was never cleaned only delays the smell.
What has to be replaced rather than cleaned?
Some materials never come back, and identifying them early keeps the schedule honest. Structural members with significant char lose section and are evaluated by a structural engineer where the charring is deep or the member is load bearing. Insulation holds odor permanently and comes out. Porous textiles hit by wet smoke or protein residue rarely justify cleaning cost against replacement cost. Electronics exposed to corrosive chloride residue may run for a while and then fail, so they go to a specialty electronics restoration vendor for evaluation rather than being wiped down and put back in service. Wiring and devices in the fire area are evaluated by a licensed electrician, because heat damaged conductor insulation is not visible from the outside of a cable. Where demolition in a pre-1980 building will disturb popcorn ceiling texture, floor tile, mastic or joint compound, a survey happens before anything is opened, and any abatement is performed by an appropriately licensed specialist that we coordinate.

Why does the whole house smell like smoke when only one room burned?
Because smoke follows air, and air follows the HVAC system, door gaps and stack effect through the structure. Residue deposits on cooler surfaces far from the fire and lodges in porous materials. That is why duct cleaning and whole structure assessment are usually in scope even when flame damage is contained.
Can you just paint over smoke damage?
No. Paint applied over uncleaned residue traps the odor source behind a film that eventually fails, and protein and wet smoke deposits also prevent proper adhesion. Surfaces are cleaned by residue type first, then sealed with pigmented shellac or a specialty sealer, and only then painted.
How soon can I go back in after a fire?

Will my electronics and appliances still work?

Do I need a structural engineer after a fire?
