What are the IICRC water categories and why do they change?
IICRC S500 sorts water losses into three categories based on contamination, and the category drives everything downstream. Category 1 is clean water from a sanitary source such as a broken supply line, a failed water heater or an overflowing tub with no additives. Category 2 is grey water carrying significant contamination, including washing machine or dishwasher discharge and toilet overflow containing urine but no solid waste. Category 3 is grossly contaminated black water: sewage, a backed up sewer line, or rising surface water entering from outside the building. The part people miss is that category degrades. A Category 1 loss that sits for days in a warm Orange County house picks up microbial growth from building materials, dust and whatever the water passes through, and it becomes Category 2 or Category 3 on its own. How does moisture mapping and documentation work?

Thermal imaging locates temperature differences that reveal migration paths behind drywall and under flooring, though a thermal camera detects temperature rather than moisture and always needs meter confirmation. Before drying starts we take readings from unaffected materials of the same type in the same building to establish the dry standard, which is the target the affected materials have to reach. From there we log daily: material moisture content, air temperature, relative humidity and grains per pound inside and outside the drying chamber, plus equipment counts and locations. That log is the reason drying stops on data. It is also what an insurance carrier pays against.

- Grains per pound: Absolute humidity in the air. Comparing inside and outside the chamber shows whether the dehumidification is actually winning.

How does an insurance claim actually get paid?
A property claim moves in stages, and knowing the stages prevents most of the friction. You report the loss and receive a claim number and an adjuster. Emergency mitigation begins immediately under the duty to mitigate. The adjuster inspects, and a line item scope is built, commonly in Xactimate, which is the estimating platform most carriers use. Mitigation invoices settle against documented drying logs and equipment time. Reconstruction is scoped separately, usually after demolition reveals what was concealed, which is why supplements exist: when hidden damage appears behind a wall that nobody could see at first inspection, the scope is amended and resubmitted. Depreciation and the deductible come off the first payment. On a replacement cost policy, recoverable depreciation is released after the work is completed and invoiced. Disputes usually center on matching, where undamaged material next to damaged material cannot be matched and the question becomes how far replacement has to extend.

What does reconstruction after a loss involve?
Reconstruction starts only after affected materials meet the dry standard and, where applicable, after post-remediation verification comes back acceptable. Building wet is the single most expensive mistake in this trade, because a wall closed over damp framing becomes a mold claim six months later that no carrier is eager to pay. Once the structure is verified dry, the rebuild follows normal construction sequence: framing repairs, insulation, mechanical and electrical rough-in where systems were removed, drywall, texture matched to surrounding surfaces, paint, flooring, trim, cabinetry and fixtures. Matching is the recurring difficulty. Discontinued flooring, a texture pattern from 1968 and a paint color nobody recorded all become negotiations with the carrier.
