How flat does the subfloor need to be?

The tolerance depends on what goes down. Sheet vinyl and luxury vinyl plank tolerate roughly three sixteenths of an inch of variation over ten feet, while tile with any edge longer than fifteen inches needs an eighth of an inch over ten feet and a sixteenth over two feet. Very few existing floors meet that out of the box. Concrete slabs in Orange County housing built from the 1950s through the 1970s were often poured with a generous trowel finish and have settled unevenly since, and raised wood subfloors develop dips between joists. We run a ten foot straightedge across the whole area and map the low spots, then pour self leveling compound to bring the plane true. Skipping that step on a 12 by 24 tile guarantees lippage at every edge, which no amount of grout can disguise.

Why does slab moisture matter before installation?

Concrete releases moisture vapor for years, and any slab on grade without an intact vapor barrier keeps pulling moisture from the soil indefinitely. We test with a calcium chloride or relative humidity probe before committing to any adhered product, and a slab reading above the manufacturer threshold needs a liquid applied moisture mitigation coating first. In coastal cities like Seal Beach and Newport Beach, where marine air keeps indoor humidity elevated year round, we also account for how the material behaves seasonally, since solid wood and some engineered products expand more in that environment. Testing costs a fraction of a failed floor, and no reputable manufacturer honors a warranty on adhered flooring installed over an untested slab.

What is an uncoupling membrane and do I need one?

An uncoupling membrane is a dimpled polyethylene sheet bonded between the slab and the tile that lets the two move independently. Concrete shrinks as it cures, shifts with temperature, and moves during the seismic events that are routine in Southern California. Without a separation layer, a hairline crack in the slab transmits directly through the thinset and splits the tile above it, usually along the same line. The membrane absorbs that lateral movement. It also provides a vapor management path and, over a wood subfloor, adds a measure of deflection tolerance. We specify it on essentially every tile installation over a slab and on wood framed floors where joist spacing or span is marginal. It adds a modest cost per square foot and eliminates the most common cause of tile failure we get called out to inspect.

  • Crack isolation: Lets the slab move laterally without transferring that movement into the tile bonded above it.
  • Deflection tolerance: Over wood framing, adds forgiveness where joist span or spacing is at the edge of what tile requires.
  • Vapor management: Open channels under the sheet give slab moisture a path to disperse instead of collecting under the tile.
  • Load distribution: Spreads point loads across a wider area, useful under heavy appliances and kitchen island cabinet bases.

Should the flooring run under the cabinets or stop at them?

Running the floor wall to wall before cabinets go in is the better build. Cabinets sit on a continuous plane, dishwashers slide in and out without fighting a lip, and a future kitchen change does not leave a bare patch where the old layout used to be. The cost is more material, since you pay for square footage nobody will ever see. Installing around existing cabinets saves that material and is the only option when the cabinets are staying, but it creates two complications worth knowing about. First, the floor height rises, and a dishwasher that was already tight may no longer clear its opening without cutting the countertop or dropping the unit into a recess. Second, the toe kick has to be scribed and shoe molding added to cover the expansion gap. We check dishwasher clearance with a tape measure before anyone orders material.

  • Under the cabinets: Continuous plane, easiest appliance service, no bare patch if the layout changes in a future remodel.
  • Around the cabinets: Saves material and keeps existing cabinets in place, but requires scribing, shoe molding and a dishwasher check.

What about asbestos in old sheet vinyl?

Any resilient flooring or black mastic adhesive installed before roughly 1980 should be tested before demolition, because asbestos was standard in both sheet vinyl backing and cutback adhesive during that era. This applies to a large share of the housing stock in Buena Park and Westminster, where original kitchen floors frequently survive under one or two later layers of vinyl or laminate. Testing is inexpensive and fast: a small sample goes to a certified lab and results come back in a few days. If the sample is positive, removal has to be handled by a licensed abatement contractor under containment, or in some cases the existing floor can be encapsulated and left in place with a new underlayment over the top. What is not acceptable is grinding or sanding an unknown material and putting fibers into the air of an occupied home.
