The bathroom is where more ADU budgets get consumed per square foot than anywhere else in the unit, and where the most costly mistakes hide behind finished surfaces. A 35 square foot ADU bathroom carries a toilet, a lavatory, a shower or tub, a drain waste and vent system, supply lines, a water heater in many layouts, an exhaust fan ducted to the exterior, ground fault protected electrical, and a waterproofing assembly that has to perform for decades. On a slab on grade Orange County house, adding one also means cutting concrete. Getting the rough in right matters far more than the tile you choose, because the tile can be replaced in a weekend and a mis routed vent cannot.

What Does It Take to Add a Bathroom on a Slab?

Most Orange County housing from the 1950s onward sits on a slab on grade foundation, which means a new bathroom requires saw cutting the concrete, excavating a trench, installing the drain waste and vent piping at correct slope, inspecting it while it is still open, then backfilling with properly compacted material and patching the slab. The trench must run to a point where it can tie into the existing building drain or lateral with adequate fall, and that geometry is the constraint that decides where the bathroom can go. Two feet of horizontal drain run needs a specific drop, and by the time you have traversed thirty feet of house you may have run out of depth before reaching the connection. This is why we locate the tie in point during feasibility and design the floor plan around the plumbing rather than the other way around.

How Do Fixture Clearances Constrain a Small Bathroom?

California plumbing code sets minimum clearances that cannot be compressed, and in an ADU bathroom they effectively dictate the layout. A water closet requires a minimum clear width for its compartment and a minimum clear space in front of the bowl. A lavatory needs clearance in front. A shower requires a minimum interior dimension and a minimum clear area, and the door swing cannot obstruct required clearances. Add a 30 inch minimum door and the practical floor for a full ADU bathroom lands around 30 to 40 square feet for a three quarter bath with a shower, and closer to 40 to 45 square feet if you want a tub. Where designers get into trouble is squeezing a bathroom into leftover space in a garage conversion and discovering at plan check that the toilet clearance fails by two inches. We lay out the fixtures first and let the walls follow.

What Waterproofing Assembly Should an ADU Shower Use?

A bonded waterproofing membrane system over a properly sloped substrate, installed as a complete system rather than assembled from parts of different manufacturers. In practice that means either a sheet membrane or a liquid applied membrane over cement backer board or a foam board substrate, with the manufacturer specified corner treatment, seam bands, drain flange bonding and preslope. Curbless and low threshold showers, which we install frequently in ADUs for both aesthetics and accessibility, raise the stakes: the entire wet area needs a linear or center drain in a recessed or sloped substrate, and there is no curb to catch a failure. The single most common failure we see in older work is a membrane terminated incorrectly at the drain or lapped the wrong direction at a corner. That failure does not appear for two to five years, and by then the substrate behind the tile is already compromised.

What Ventilation and Electrical Does the Bathroom Need?

Mechanical exhaust ventilation ducted to the exterior is required in a dwelling unit bathroom, and it must actually exhaust outside rather than terminate in an attic or a soffit cavity, which is a common shortcut in unpermitted work and a guaranteed correction. The fan needs adequate airflow for the room volume, a smooth or minimally restrictive duct run, and a backdraft damper at the exterior cap. On the electrical side, bathroom receptacles require ground fault protection and are typically served by a dedicated 20 amp circuit, lighting must be on an appropriate circuit with any fixture over a tub or shower rated for damp or wet location, and an exhaust fan with a heater draws enough current to warrant its own circuit. Where a heat pump or tankless water heater lives in the bathroom or an adjacent closet, its circuit and combustion or ventilation requirements enter the calculation as well.

Where Should the Water Heater Go in an ADU?

This is a bigger design question than it sounds, because water heaters in ADUs compete directly with living space. A conventional tank in a compact unit eats a closet you would rather use for storage. The three options we most often use are a heat pump water heater in a dedicated closet or a mechanical alcove, which is highly efficient and helps Title 24 compliance but needs air volume and a condensate drain; an electric tankless unit, which is compact but draws substantial amperage and can push a marginal service over the line; or a small tank in an exterior rated enclosure. For garage conversions, retaining a portion of the garage as a mechanical and storage alcove often solves the problem elegantly. Whichever we choose, seismic strapping, a pan with a drain, and accessible service clearance are non negotiable and all get shown on the plans.

What moves the price

  • Distance from the existing drain: The length of slab that must be cut and trenched to reach a viable tie in point with adequate fall is the largest single variable in an ADU bathroom.
  • Curbless versus curbed shower: A curbless entry requires a recessed or specially sloped substrate, a linear or offset drain, and more exacting waterproofing detailing than a standard curbed pan.
  • Tile format and pattern: Large format tile requires flatter substrates and more setting labor. Mosaic, herringbone and niche detailing add hours that do not show up in the material cost.
  • Water heater type and location: A heat pump water heater needs air volume and a condensate drain, a tankless unit may push the electrical service over its limit, and both cost more than a basic tank.
  • Fixture and valve grade: A builder grade toilet, vanity and pressure balancing valve versus a comfort height toilet, solid wood vanity and thermostatic valve with body sprays is a wide spread on one room.
  • Ventilation duct routing: A fan on an exterior wall vents in a few feet. A fan in an interior bathroom needs a long duct run through joists or attic to a proper roof or wall termination.
