Which Orange County Homes Are Genuinely Good Candidates for Solid Hardwood?

If there is a crawl space with joists and plywood or diagonal board sheathing above them, solid hardwood can be nailed the way it was intended. What Does Janka Hardness Tell You, and What Does It Miss?
The Janka scale measures the force required to embed a steel ball halfway into a wood sample, and it is the standard shorthand for dent resistance. Red oak sits at roughly 1,290 and is the reference point most Americans have walked on. White oak is around 1,360, hickory near 1,820, maple around 1,450, American walnut around 1,010, and American cherry near 950. What the number misses is that most visible damage in a house is scratching, not denting, and scratch visibility is driven by grain pattern, color and sheen far more than hardness. A soft walnut floor in a matte finish with strong grain hides a dog's claws better than a hard maple floor in satin, because maple has almost no grain to break up the line. Can solid hardwood go over a concrete slab?
Not by nailing, since there is nothing to nail into. The reliable approach is building a plywood deck over the slab, either shot down over sleepers or as a floating double layer with a vapor retarder beneath. Expect about an inch of added height and rework at every door, threshold and appliance opening.
How many times can a solid hardwood floor be refinished?
Typically four to six times over its life, because a standard 3/4 inch board carries roughly 1/4 inch of wood above the tongue. Each full sanding removes a fraction of a millimeter when done well. Aggressive sanding by an inexperienced operator burns through that budget far faster.
Which is harder, red oak or white oak?
White oak is modestly harder at roughly 1,360 Janka versus about 1,290 for red oak, but the meaningful differences are visual and practical. White oak has a cooler brown tone with less pink, tighter grain, and closed pores that make it more water resistant. Red oak takes stain more evenly and costs less.
Why does my existing hardwood floor squeak?
Almost always subfloor movement rather than the flooring itself. Sheathing that has loosened from the joists flexes underfoot and rubs against fasteners. The durable fix is refastening the subfloor to the joists from below where a crawl space allows access, or through the face of the floor and plugging, before new flooring goes down.
Should I run the boards a particular direction?
Traditionally perpendicular to the floor joists for structural support, which still applies on a nail down installation over a wood subfloor. Beyond that, running boards along the longest dimension of the space or toward the main light source usually looks best. Continuous direction through openings reads as one floor rather than several.
Are seasonal gaps between boards a defect?
No, they are normal behavior for solid wood. Boards shrink across their width in dry conditions and close again as humidity returns, and Santa Ana wind events produce the most noticeable gapping of the year. Persistent cupping, crowning or gaps that never close point to a moisture problem worth investigating.
Can you match my existing hardwood in an addition?
Usually, and site finishing is what makes it possible.
