The surface is porous, textured, alkaline when new, and it drinks paint at a rate that surprises anyone estimating from a smooth wall spread rate. Why Does New Stucco Have to Cure Before Painting?
Fresh cement plaster is chemically active. As portland cement hydrates it releases calcium hydroxide, and the surface pH can sit above 12 for weeks. Apply an ordinary coating into that environment and the alkali attacks the binder, a reaction called saponification that turns the film soft, gummy, or streaky and then peels it. The industry rule of thumb is 28 days of cure after the finish coat before painting, and that is a minimum rather than a target. If the schedule will not allow a full month, there are two honest paths. The first is testing: a pH strip or pencil on a damp spot tells you where the surface actually sits, and readings under about 10 are generally workable. The second is chemistry: an alkali resistant masonry primer or a masonry conditioner is formulated to tolerate high pH and bridge the gap. Neither substitutes for cure time on a wall that is still visibly damp. Efflorescence is the related problem. White crystalline salts migrating to the surface mean moisture is moving through the wall. Brush and rinse the deposits off, then find out why water is moving before you coat over it.
Should I Use Elastomeric or 100 Percent Acrylic?
Elastomeric coatings are high build and elastic. Applied at the manufacturer specified rate they leave roughly 10 dry mils across two coats, compared with about 3 to 4 dry mils for a standard acrylic, and that thickness lets the film bridge hairline cracks that would telegraph through thinner paint. On a wall mapped with shrinkage cracks and no water intrusion, elastomeric buys years. The tradeoff is vapor permeance. A thick, low perm film slows drying to the outside. If water is entering behind the wall through a failed window head, an unflashed roof to wall junction, or a buried weep screed, elastomeric traps it, and the failure mode is large sheets of coating letting go along with the top layer of stucco. That is a far more expensive problem than the cracks it was meant to hide. The framework we use is simple. Sound wall, cosmetic hairlines, owner wants a long cycle: elastomeric. Wall with any moisture history, or a wall already carrying multiple elastomeric coats: 100 percent acrylic, which breathes better, recoats easily, and never builds into a plastic shell. When in doubt, fix the water first and choose the coating second.
- Film thickness: Elastomeric is specified in dry mils, not coats, so spread rate is the number that decides whether it actually bridges cracks.
- Breathability: Acrylic lets a wall dry outward. Low perm elastomeric slows that drying, which matters if any water reaches the assembly.
- Recoat behavior: Acrylic sands and recoats cleanly at the next cycle. Stacked elastomeric coats get thick, hide texture, and complicate future repairs.
- Substrate condition: Neither product fixes a leak. Coating over an active moisture path converts a repair into a peeling failure across whole elevations.
What Does Real Exterior Prep Involve?
Washing comes first, and pressure is a tool, not a weapon. Stucco cleans well at roughly 1500 to 2500 psi with a wide tip held off the surface; a zero degree tip against a soft finish coat carves texture off the wall and drives water behind the barrier. Mildew on north elevations and under eaves does not wash off with water alone; it needs a biocidal solution, dwell time, and a rinse. Failing coatings get scraped and sanded back to a sound edge, then feathered so the transition does not read through the new film. Chalky old paint is its own category. Rub a dark cloth across a sun beaten south wall and if it comes back loaded with pigment, that surface will not hold a topcoat without a penetrating bonding primer. Cracks get treated by width. Hairlines take an elastomeric patching compound worked into the texture. Wider cracks get routed slightly, filled, and textured to match. Sealant work follows patching. Acrylic latex caulk is fine for small trim to stucco gaps that will be painted. Wide or moving joints, window and door perimeters, and anything meeting metal want a polyurethane or hybrid sealant over closed cell backer rod so the bead can stretch. One rule overrides the rest: never seal the weep screed or any designed drainage path.

- Mildew treatment: Shaded elevations need a biocidal wash with real dwell time, because painting over live mildew guarantees it returns through the coating.
- Chalk and bonding primer: Oxidized paint leaves a powder that blocks adhesion. A penetrating bonding primer binds the chalk so the topcoat has something to hold.
- Sealant choice: Acrylic latex handles small painted gaps; polyurethane or hybrid sealant over backer rod handles wide joints and anything meeting metal.
How Do HOA Color Approvals Work in Orange County?
Master planned communities across Orange County maintain approved exterior color schemes, and painting outside them is a violation notice waiting to happen. Irvine villages, Aliso Viejo, Ladera Ranch, Rancho Santa Margarita, parts of Mission Viejo, and Talega in San Clemente all run architectural committees with published palettes. The important detail is that colors are usually approved as a scheme, meaning a specific body, trim, and accent combination that has been vetted for how it sits next to neighboring houses. You generally cannot take the body color from scheme 7 and the trim from scheme 12. The submittal is paperwork plus samples: an application form, the scheme number or manufacturer color codes, and sometimes a photo of the elevation. Review windows commonly run two to six weeks depending on how often the committee meets, and some require a completion notice afterward. We schedule around that calendar rather than starting and hoping. Color also has a performance dimension here. South and west elevations take the hardest ultraviolet load and fade first. Deep saturated colors made with organic pigments fade faster than earth tones built on inorganic oxides, and a low light reflectance value absorbs more heat, which drives surface temperature and film stress up on those same walls.
How Does Application Technique Change the Result?
Spraying alone does not paint stucco. An airless gun atomizes coating onto the high points of a lace or dash texture and leaves the valleys thin, so every sprayed pass gets back rolled with a thick nap roller while wet to push material into the profile. That is why a textured stucco wall consumes far more paint per square foot than smooth siding. Where a manufacturer might publish 350 square feet per gallon, heavy texture can pull that down toward 150, and elastomeric is specified by mils rather than coverage for exactly this reason. Conditions matter as much as technique. Most acrylics want a surface between 50 and 90 degrees F, with air temperature at least 5 degrees F above the dew point and falling temperatures accounted for in the afternoon. Painting a west wall in direct August sun flashes the film before it can level, which shows up as lap marks and poor adhesion. Two things are specific to this region. South Coast AQMD Rule 1113 sets some of the strictest architectural coating volatile organic compound limits in the country, so the product set here is waterborne by default. And along the coast from Seal Beach to San Clemente, salt deposition means rinsing walls before coating and using a corrosion inhibiting primer on railings, gates, and light fixtures.
